Tai Kok Tsui, once a district of narrow streets and aged tenement buildings, has undergone a remarkable transformation in recent years, following the building of a Mass Transit Railway station. The district, one of the oldest in Hong Kong, has spurred urban renewal in older areas.
Through Henderson Land Development Company Limited's visionary efforts, The Quinn ‧ Square Mile was developed. The company acquired several near-adjoining sites and built the mixed-use retail and residential development set to be completed in 2024. It is the crowning jewel of the Square Mile project and is poised to rejuvenate the area and usher in a new era of livable urban well-being.

Henderson Land's Square Mile project seeks not only to create striking new physical spaces but also to cultivate and preserve a sense of community through the art of “placemaking.” The project's completion is a testament to this commitment with three completed phases - Eltanin, Cetus, and Aquila.

“Completion of The Quinn will transform the Tai Kok Tsui area by creating a new urban fabric interweaving streets, alleys, plazas, sunken gardens and open terraces,” the company said.

The Square Mile site came with its fair share of development challenges, including compactness, narrow roads, and limited space. Henderson Land met these challenges head-on through innovative solutions that ensured minimal disruption to the area and its residents.
Collaborating with traffic consultants and engineers, the company devised a comprehensive traffic management plan and efficient material lifting methodologies. This effort not only eased logistic concerns and vehicular access but also addressed illegal parking, fostering a smoother transition towards a modern neighbourhood.
Henderson Land's dedication to enhancing the surroundings extended to street beautification, introducing elements like the repaving of carriageways, new street furniture, flexible corner shop-front layouts, signage, and artistic installations that blend seamlessly with the neighbourhood's fabric and deliver a “three-dimensional” pedestrian space for shopping and communal experience.
An outdoor walkway on the open ground floor of The Quinn allows for natural ventilation and likewise connects it to earlier phases of Square Mile. Daylight and natural wind ventilation are also able to shine through the building’s butterfly-shaped design that penetrates the crowded area and resists ambient noise. Additionally, the rooftop hosts wind turbines that power self-sustaining aquaponic urban farming, empowering residents to embrace green living. The greenery, showcasing avant-garde gardens with a modern feel and international spirit, was designed by two world-renowned Japanese interior and landscape architects.
Lastly, the SKY Clubhouse, featuring a chic co-working space and an infinity pool, exemplifies the integration of modern lifestyles into sustainable architecture. Notably, the development fosters a meeting point for artists, both local and international, nurturing artistic exchange and promoting arts across generations.
